The total property income which rents and other sources generate after subtracting a vacancy factor estimated to be appropriate for the property. When the amount allowed for vacancies and bad debts is subtracted from the total estimated gross income, the result is known as the Effective Gross Income. This amount is the closest the appraiser can come to what may be called the actual gross income that the property is capable of producing.
