Adding a Basement Bathroom and Laundry - 1950s house in Falls Church City. Client only had 1 full bathroom and a full house! They wanted to take the unfinished laundry room and turn it into a new basement bathroom plus laundry. First our design team laid out the space and then helped the client pick all the finishes. There was a lot of planning due to the limited space and the need to meet code spacing in front of the shower, sink and toilet. The toilet would only have 1" of room to spare in the front so we had to plan carefully. Clients always wonder why a project like this gets so expensive. First this project requires 4 permits and 8 trades. 2nd we have to cut concrete, relocate existing plumbing and electrical work. We also have to correct decades old bubble gum wiring and plumbing. In this case the window well drained into the sewer system which was a big no no by code. We also upgraded the main plumbing supply feeding this room to a 3/4" so it would support the laundry and shower at the same time. Now we have a lovely finished space. In-law bathroom - Our client had a main level bathroom that supports a bedroom and also is the "powder room". They planned to have a older relative come live with them and wanted the bathroom to allow for a care giver to assist them with bathing and room to make it easier for them to maneuver. We increased the depth of the bathroom by removing an old linen closet and taking over a vestibule right outside of the bathroom. Since this bathroom was on the main level, that made it easier to relocate all of the plumbing and an HVAC register. We built a curbless shower and added grab bars at shower and toilet.

Fairfax Station - Large Kitchen with Structural Wall Removal - Phase 2 of this main level remodel. Two years ago we repaired this house with a new beam when a previous owner removed the main load bearing wall in the family room and sold the house. We returned this year to remodel the kitchen. The new kitchen footprint would incorporate the old kitchen, dining room and part of the formal living room. This required the installation of a new "flitch" beam as well as increasing the footer size in the basement to support the weight. We zoned the HVAC and relocated the chimney flue (the wall being removed contained all of that duct work). The new design allows for a huge island and a sit down table. One side of the ktichen contains the range/island. The other side contains a wet bar. Custom two toned cabinets along with appliance panels. New LVP flooring throughout the main level . The owner never liked the powder room opening on to the family room. We move the door to the powder room and insulated the walls for noise reduction. Along the way we discovered the water pipes were not protected from freezing and made the appropriate adjustments.

Great Falls Musical Chairs Primary Bathroom - Our client contacted us after being referred via NextDoor. She liked our company over all of the others because we could help her visualize how to re-imagine her existing primary bathroom space. Typical Great Falls 1980s/1990s bathroom - poor layout, cheap builders cabinets and the GIANT Jacuzzi tub.
Our client wanted a modern look, more storage, add a barn door to separate the bedroom, new shower and use a more space efficient standalone tub with floor mount faucet.

Reston Primary Bathroom Refresh - A bathroom refresh for a client that plans to sell their house in a few years but wants to enjoy a new updated space now. The layout has some small but important tweaks. We changed the bathroom door location and made it a pocket door to allow for a deeper shower with a wide niche. The shower faucet handle is near the door so you can turn on the water before you get into the shower. This is a curbless shower for a more modern look. We reconfigured the walls around the toilet to give it a water closet feel with some privacy. There was not enough space to do a full closed in water closet. New soaking tub with floor mount faucet. New modern vanity with lots of storage. Much brighter and clean lines compared to the old dark wood with a heavy profile.

Arlington Primary Bathroom - Another great example of a bathroom that is updated but things stay generally in the same place. This bathroom received a new curbless shower with a wide wall niche. Dual sink vanity with recessed medicine cabinet mirrors. A standalone tub with floor mounted faucet. The existing half moon window was rotting away so we replaced it with a new window that has a fiberglass frame.
