Why Does My Roof Get Dirty? What is on your roof is not dirt! The blackness is actually mildew that lands as a spore, germinates and then grows using the surface as a nutrient base. Mildew will always appear initially on the north side of your house and roof. This is because moisture stays there longer and mildew needs three things to grow: moisture, heat and some sort of nutrient. Other variables besides the direction your house faces are the type, grade and manufacturer of your shingles or tiles, whether you have a pond or pool nearby creating abundant moisture and hot/humid weather. Continuous warm weather promotes mildew growth. Shade on your roof provided by nearby trees can promote mildew growth as well as leaves and pine needles that sit on your roof for extended periods of time. Why Clean My Dirty Roof? Besides being an eyesore, a mildew-covered roof can be unhealthy to people with allergies. Over time mildew can breakdown the shingles or tiles and dramatically shorten the life of your roof. A mildew-covered roof also keeps under roof temperatures a lot higher by prevented the reflective capabilities of the granules or tiles from doing their job. These higher temperatures make your air conditioner work a lot harder and increase your electric bills sometimes as much as several hundred dollars a year. Finally, homeowners associations are becoming more abundant, primarily to maintain and enhance value of the individual homes and neighborhoods. The main reason homeowners want their roofs cleaned is to keep them looking clean and new. Chemical Cleaning vs. Pressure Washing. In the past, the only way to clean roofs or exterior surfaces was to use highly pressurized water generated by gasoline-powered engines. There are serious disadvantages to this procedure: Shingle Roofs: Pressure Washing removes the shingles granules, pre-maturly ages the shingles, and voids the manufacturer’s warranty. Tile Roofs: Pressure Washing removes paint or coatings, breaks tiles, creates leaks, and voids the manufacturer’s warranty. Cedar Shake Roofs: Pressure Washing causes the shakes to feather or split, and may cause roof leaks. Exterior Buildings: Pressure Washing can strip the paint off your home and the cleaning doesn’t last. Concrete Surfaces: Pressure Washing can etch concrete and the cleaning doesn’t last. A chemical treatment ensures 100% mildew removal and will last four to six times longer than pressure washing. What is being cleaned from your roof and exterior surface is not dirt! Just cleaning the surface is not the answer; treating the mildew as a pest, not as a stain, is the answer. Our chemicals are designed to eradicate organic, living organisms. The chemicals also destroy any spores and tiny root filament systems so there is not any chance of re-growth. This process leaves a sterile, uninhabited roof surface so our solution can remain behind to inhibit any airborne spores that land from germinating on the surface. Pressure washing, even with chemical injection, cannot achieve the same results. Pressure washing cleans by just cutting the top growth of the algae; therefore spreading the spores and leaving behind the root filament system. The cleaning is temporary and causes the original algae to grow back thicker and heavier than before. Our chemicals kill all of the mildew; therefore it takes a lot more time for the spores to regenerate. This is why our cleanings last longer. Our chemicals are applied with a “No Pressure”, 12-volt electric pump using only half the pressure of an ordinary garden hose. The major setback with pressure washing is the sheer force of thousands of pounds of pressure blasting the roof surface causing damage. Pressure washing does not solve your roof cleaning needs. It does not kill the algae or its spores, nor does it inhibit the algae from growing back. Our exclusive method cleans the surface, eradicates all existing algae and spores and leaves behind a “spore block” residual fungicide barrier to inhibit any airborne spores from growing.
