The Terrace's Homeowners Assoc in Summerlin, Las Vegas is: apparently SELLING WITH MISREPRESENTATION OF SALE AND UNLAWFULLY NOT PROVIDING FULL DISCLOSURE OF WHAT CHANGES THEY'VE BEEN PLANNING TO MAKE TO THE LANDSCAPING, which changes what new buyers (and prior) purchased without a word of drastic changes that would have deterred the majority here THAT ARE ANIMAL LOVERS! This changes the equation of: WHAT are we paying $360 in Ass. Fees for IF they rip out the green non desert looking grass that HAS provided health filled oxygen some of us have to have, along with a safe place to walk our pets, and the nature and wildlife we wanted a home surrounded with?! We're new owners because of these reasons alone as the home in truth doesn't fit us ON THE INSIDE! Like most of our now very concerned pet owning, animal loving neighbors, the back of our home's small patios open to endless green before the additional green of the golf course. When first coming to this property and locale, I was greeted by 3 beautiful little rabbits that came up to me while I sat on the cement planter border outside the back of our property while realizing our realtor (of sorts) had us out without any appointments, keys or access! Point being, the grass, it's health required oxygen, birds and rabbits that greeted me before we ever saw inside SOLD US ON THIS HOME! The inside has charm, despite our wanting a new and larger home. Meanwhile, many dog owners and other animal lovers have asked me what we know as they also bought their homes here for the same reasons. Not having what we have right now is not something that reducing our HIGH Ass. Fees will fix, and we certainly need full yards and not small patios, and we'd never knowingly give money to anyone that held no regard for the livelihood and safety of the wonderful birds and rabbits here, even if their claim is going green to save water! At our expense and quality of life of our pets we purchased our homes to walk safely on private grass, and at the cost of the low dwelling birds and rabbits that will be ruun out of what was a rare safe home in the desert? Eliminating our Ass. Fees entirely and paying for grass to be planted in each of our private patio gardens wouldn't make up this failure to lawfully disclose for...the Ass. to pocket our money? The majority wants simply what we purchased! Otherwise, WE WOULDN'T BE HERE! In a short time we've seen a complete disregard for the lives of birds and their nests with eggs in them while their trees and shrubs were hacked down, also taking away much of our privacy and absorption of sound. This rock replacing grass possibility looks pre-planned by the grass no longer being mowed! Say no more. And there ends the rabbits the majority of The Terraces residents love, being feeling human beings, and animal loving residents that do not find any of this acceptable! WE BOUGHT NATURE, A SAFE GRASSY AREA TO WALK OUR PETS AND TO ENJOY WILDLIFE IN. WITHOUT THAT, WE WERE SOLD HOMES WITH MISREPRESENTATION AND A LACK OF LAWFUL FULL DISCLOSURE ON DRASTIC FUTURE CHANGES TO THE ENTIRE LANDSCAPE AND VIEW FOR MANY OF US! Class action, anyone? Up to it or not, many of us are not physically up to a move. At least stand up and against this! You are paying for what is here today!

The Terrace's Homeowners Assoc in Summerlin, Las Vegas is the worst place to live ever. SAVE YOURSELF THE STRESS AND DONT MOVE IN HERE. the renters and owners are currently waiting for the ombodsmund to investigate these places. Lets start by saying the gates are so loud and squeeky. The president of the board cant get removed because to many people living in here rent. and only homeowners can have him removed. none of the homeowners live here and half live out of state, and due to his terms he makes last minute. they cant vote him off. Dan Murray....He is a real life sociopath, he moves your garbage cans, moved a neighbors bike behind his home because he had it sitting in his driveway. he calls the people in the neighborhood vulgar profane names. The police are ALWAYS here, and get this, you cant even park in your own driveway! come have a look at these places, and you will see. it looks like a ghost town. which is very inviting to criminals when it looks empty and vacant throughout the neighborhood. If you do park in your driveway. there is a fat girl he hired that drives around at night and calls the booting company. people used to get there cars towed out of the driveways, but the police threatened to have him arrested if he did it again so now you get a warning, a boot on your car, and you need to hand your friends guest passes to stick in their windows when they come visit you. Have a look. there is a ridiculous dumb sign posted in the grass when you pull through the gates stating this rule. Dan murray has turned the neighborhood upside down and is an alcoholic, his face is a yellowish green color from boozing so much, and hes miserable and unemployed so he projects that onto everyone who lives here.
