Ventnor on the Bay (VOTB) had a strong comeback following Sandy. Like most of the properties in the area, Sandy left her mark. VOTB had two feet of water in its lobby, eight to ten inches of water in its first floor units and five plus feet of water in its boiler room. For most properties this would have been a devastating blow, but not for VOTB’s Board and Restoration team. VOTB had a strong reserve, appropriate flood insurance coverage and an aggressive recovery approach. This approach sent remediation/adjusters coming into the area from outside states elsewhere.
As a result, VOTB has been rebuilt from the below-ground up using state of the art technology: boilers have been completely restored; new chiller; new fire pump system; new trash compactor; all new pumps; and the entire electrical system replaced to include a 500kW generator (that will power up the entire building, including chiller and pool equipment, in the event of a utility power outage). The entire first floor area was appropriately sanitized and remodeled. The first floor remodeling included a new expanded laundry room and gym, an ADA compliant bathroom, and an upgraded lobby area and Property Manager’s office. The first floor upgrades also included new car interiors for VOTB’s two elevators and all new in-shaft controls.
